Light virtual cleanup is limited and only included when specifically listed in the selected package.
When included, light virtual cleanup covers up to three small items, each no larger than approximately 12 x 12 inches. Item removal is done at our discretion and only when it can be edited naturally and professionally.
We do not remove furniture, appliances, large objects, cluttered areas, personal belongings, wall damage, floor damage, reflections, landscaping issues, or anything that changes the actual condition of the property.
Virtual staging is a separate service and is not included unless listed in the selected package or approved in writing before the appointment.

Basic image processing does not include object removal, furniture removal, virtual cleanup, virtual staging, renovation edits, wall repair, floor repair, landscaping edits, sky replacement, deep retouching, or repeated revisions.
No additional work is included unless it is listed in the selected package, approved in writing, and paid for in advance.
Appointment times are scheduled start times, not arrival windows or preparation time.
If an appointment is scheduled for 2:00 PM, the appointment begins at 2:00 PM upon our arrival. The property must already be photo-ready at that time.
We do not wait for clients, owners, tenants, agents, cleaners, movers, stagers, or anyone else to finish preparing the property after the scheduled appointment time.
We do not move items, clean, organize, rearrange furniture, remove personal belongings, or wait while the property is being prepared.
Time spent waiting, moving items, cleaning, staging, organizing, or preparing the property after the scheduled appointment time is considered non-compliance with our policies.
Properties must be photo-ready before we arrive.
Photo-ready means the property is clean, cleared, accessible, staged as desired, and ready to be photographed at the scheduled appointment time.
We photograph the property as-is. We do not move furniture, decor, personal items, boxes, trash, dishes, laundry, toiletries, cleaning supplies, cords, paperwork, pet items, or any other belongings.
If the property is not photo-ready when we arrive, a $100 non-compliance fee must be paid before the appointment continues.
If the client does not wish to pay the $100 non-compliance fee, the appointment will end and a non-refundable $100 fee will be retained to cover travel, time, gas, scheduling, and business expenses.
Failure to have the property photo-ready at the scheduled appointment time is considered non-compliance with our website policies.
Non-vacant properties start at $400.
Non-vacant properties are photographed as presented at the time of the appointment. The client is responsible for cleaning, organizing, staging, decluttering, and removing any personal items before we arrive.
When included, light virtual cleanup for non-vacant properties is limited to up to three small items, each no larger than approximately 12 x 12 inches, at our discretion.
We do not remove furniture, appliances, large objects, cluttered areas, personal belongings, beds, rugs, wall art, mirrors, boxes, trash bags, laundry, dishes, toiletries, pet items, or anything that changes the actual condition of the property.
Additional cleanup, object removal, retouching, or staging adjustments require a custom quote and must be paid before work begins.
Virtual staging is a separate service and is only included when listed in the selected package or approved in writing before the appointment.
Virtual staging for empty apartments up to 2,000 sq ft starts at $50.
Virtual staging does not include removing existing furniture, redesigning occupied rooms, correcting cluttered spaces, changing finishes, renovating the property, altering the floor plan, or making the property appear materially different from its actual condition.
Furnished, occupied, larger, complex, or custom staging requests require a custom quote.
Any additional staging revisions after delivery are billed separately.
Standard turnaround is 24-48 hours for clean, vacant, photo-ready properties that do not require special edits, virtual cleanup, object removal, virtual staging, or custom work.
Occupied properties, non-vacant properties, larger homes, drone, video, virtual staging, custom edits, special requests, or additional revision requests may take longer.
Turnaround time begins after the appointment is completed and payment has been received in full.
If additional services, edits, cleanup, object removal, or revisions are requested after the appointment or after delivery, the turnaround timeline may be extended.
Final images are delivered in a private, password-protected gallery and remain downloadable for 30 days from the delivery date. The client is responsible for downloading and backing up files within that window.
Once final images are delivered, the included service is considered complete.
Any requested changes after delivery are billed separately at $25 per image. This includes brightness, color tone, contrast, warmth, exposure, cropping, object removal, cleanup, staging adjustments, or any other image modification.
Revision requests must be submitted clearly in writing with the specific image number and requested change.
General requests such as "make it better," "clean this up," "remove anything that looks bad," "fix everything," or "I am unhappy with the results" are not included revision instructions and may require a custom quote.
We do not guarantee that every requested edit can be completed. Edits may be declined if they affect image quality, realism, accuracy, or the professional presentation of the property.
Because every screen, device, and monitor displays color and brightness differently, we cannot guarantee that images will appear identical across all devices.
Preferred payment is by Stripe invoice, sent by email and due on receipt unless agreed otherwise in writing beforehand. Stripe payments may include a card processing fee. Zelle is also accepted.
Business checks may be accepted with prior approval only. Final photos, galleries, downloads, and edited files are not released until payment has fully cleared.
Any additional edits, revisions, cleanup fees, object removal, virtual staging, non-compliance fees, or custom work must be paid by Stripe or Zelle before work begins.
If a property is not photo-ready upon arrival, a $100 non-compliance fee must be paid before the appointment continues.
All fees paid for travel, time, gas, scheduling, non-compliance, completed photography, or completed editing are non-refundable.
We reserve the right to reschedule due to weather, lighting, safety concerns, illness, family emergency, bereavement, or circumstances beyond our control.
Client failure to have the property photo-ready at the scheduled appointment time is not considered a free reschedule.
If the property is not ready when we arrive, the client may pay the $100 non-compliance fee before the appointment continues. If the client does not wish to proceed, the appointment will end and a non-refundable $100 fee will be retained to cover travel, time, gas, scheduling, and business expenses.
Any new appointment after a client-caused cancellation, delay, or non-compliance may require a new booking fee or new quote.
Anything outside standard scope requires a custom quote. This includes larger properties, occupied properties, heavy retouching, object removal, virtual cleanup, virtual staging, drone, video, floor plans, 3D tours, rush delivery, special editing, complex access, or unusual property conditions.
Quotes are based on the information provided before booking. If the property's size, condition, occupancy, access, readiness, or requested services differ from what was disclosed, additional charges may apply.
Additional work is not included unless approved in writing and paid for before work begins.
Pricing, packages, terms, and turnaround may be updated at any time.
All photographs, images, edits, and visual media created by JF Design Group LLC | Property MediaLab remain the intellectual property of JF Design Group LLC unless a separate written copyright transfer agreement is signed by both parties.
Payment for services grants the client a limited usage license only. This license allows the client to use the final delivered images for the agreed real estate marketing purpose, including MLS, listing platforms, social media, website marketing, email marketing, and property promotion.
The client does not receive copyright ownership of the images.
Clients, agents, brokers, property owners, tenants, vendors, or third parties may not edit, alter, crop, filter, retouch, AI-modify, remove objects from, add objects to, virtually stage, recolor, watermark, redesign, resell, redistribute, transfer, sublicense, or create derivative versions of the images without written permission from JF Design Group LLC | Property MediaLab.
Only the final delivered images may be used. Screenshots, previews, proofs, watermarked files, behind-the-scenes images, unfinished edits, or rejected images may not be used, posted, shared, or distributed.
Unauthorized editing, AI alteration, redistribution, resale, or use outside the agreed real estate marketing purpose may result in license termination, additional usage fees, takedown requests, copyright enforcement, and any other remedies available under applicable law.
By booking a session, the client confirms that the property will be clean, accessible, and photo-ready at the scheduled appointment time. Appointment time begins upon arrival. We do not wait while the property is prepared, and we do not move items. If the property is not ready, a $100 non-compliance fee must be paid before the appointment continues. Additional edits, cleanup, object removal, or revisions are not included unless approved and paid for in advance.
